Queen Creek housing market, September 2026
Cromford Report / ARMLS, data 9/15/26, analysis mine. Updated monthly. What this means if you’re selling in Queen Creek
Queen Creek prices held. Time to sell did not. The typical single-family sale was $675,000 on 9/15/26, the same as a year earlier, but the typical home took about 85 days to sell, up from 79 (median, 9/15/26 vs 9/15/25). On 9/15/26 the Cromford index for Queen Creek read 51.8, which Cromford classes as a buyer’s market. On your street that means fewer buyers are looking than a year ago, even though there are fewer homes for sale.
That combination matters. In Queen Creek the risk is not a low offer. It is no offer. Sellers who do close are still getting about 98 cents on every dollar they ask (97.94%). The homes that sell are the ones priced to the last three closings from the first day, because a home that starts high spends its best weeks talking to nobody.
Queen Creek closes about 89 single-family homes a month, so the days figure swings from read to read. Plan for a longer sale, price to sell in the first few weeks, and take any offer near asking seriously.
What this means if you’re buying in Queen Creek
Queen Creek gives buyers the most room of the six cities. The typical home takes nearly three months to sell, so you can tour, think, and come back. Sellers are asking about 6% more per square foot than buyers are paying on the median (9/15/26), which is the widest gap of the six outside Scottsdale, and the homes that have sat are the ones priced into it.
That said, do not confuse room with a discount on everything. Sellers who close still get about 98 cents on the dollar. The priced-right home in Queen Creek sells close to asking; it just takes longer to find its buyer. Where you win is on the listing past the 85-day mark. That seller has had almost three months to learn what the market will pay, and a clean offer with a firm close date lands well.
The typical sale was $675,000, unchanged from a year earlier, so you are not buying into a falling market. You are buying into a slow one. That is a good place to be patient and precise.
Watch next month: Whether buyer demand in Queen Creek recovers this fall; on 9/15/26 it was about 17% below a year earlier even with fewer homes for sale, and that is the number behind the 85 days.
