What this means if you’re selling in Mesa

Mesa is the fastest of the six cities right now. The typical single-family home sold in about 47 days on 9/15/26, ten days faster than the 57 days a year earlier (median, 9/15/26 vs 9/15/25). Sellers who close are getting about 98 cents on every dollar they ask (98.42%), the best of the six.

On 9/15/26 the Cromford index for Mesa read 112.5, which Cromford classes as a seller’s market, just above the line. On your street that means a priced-right home gets showings in the first week and an offer close to asking. Mesa’s edge is a little healthier than Chandler’s: buyer demand is up from a year ago while homes for sale are roughly flat, so it is not resting purely on scarcity.

But the line is close. Mesa was at 112.5 and drifting down, and the index only has to slip a couple of points to read balanced. It is a reason to price to the last three closings and sell in the fast group instead of waiting to see if the market holds.

What this means if you’re buying in Mesa

Mesa gives you the most to choose from of the six cities, with 1,045 single-family homes for sale on 9/15/26, and the least time to decide. The typical home sells in about 47 days, and the ones priced right go faster than that. If you find the house, you will not get a week to think about it.

The typical sale was just under $500,000 ($499,495, median, 9/15/26), which makes Mesa the most affordable of the six by median price. That is also why it moves quickly: more buyers can compete for the same home.

On price, plan to pay close to asking on a priced-right home. Sellers who close are getting about 98 cents on the dollar. Your room is on the homes that have sat past the 47-day mark. Mesa sellers are asking about 4% more per square foot than buyers are paying on the median, and the sitting homes are the ones in that gap. Bring a clean offer with a short timeline and you are the buyer they take.

Watch next month: Whether Mesa holds above the seller’s line; the index read 112.5 on 9/15/26 and was falling, and a couple more points takes it to balanced.
