How I read the numbers, so you can check my work.

Every market figure on this site is my own analysis of two sources, dated, and translated into plain English. Here is exactly what I look at and what I refuse to do with it.

The sources

The Cromford Report is a paid subscription service that tracks the Greater Phoenix housing market from ARMLS data, city by city and ZIP by ZIP. ARMLS is the Arizona Regional Multiple Listing Service, the database agents list and close homes in. I read both every week and pull the handful of numbers that actually change a decision.

The four numbers I use

  1. Time to sell. The median days from listing to contract for single-family homes in a city. I use the median, not the average, because a few overpriced homes that sit for months drag the average up and hide what a well-priced home does. When I compare with a year ago I quote both dates and the same basis.
  2. What sellers get. Sale price as a share of the final list price. Across the six East Valley cities it has stayed near 97 to 99 cents on the dollar, which tells you the slowdown is about pricing, not buyers negotiating harder.
  3. Homes for sale. Active single-family listings, excluding homes already under contract, and roughly how many months of sales that represents.
  4. Typical sale. The median closed price, kept in dollars, not percent changes, because a percent hides whether we are talking about a $400,000 home or a $1.2 million one.

What I will not do

  • I do not reproduce Cromford’s tables or commentary. You get my conclusions and two or three figures per page, with the date and the source named, so you can verify them.
  • I do not mix an average-based figure with a median-based one and call it a trend. Cromford changed its city measures from averages to medians in September 2026; figures before and after that date are not comparable and I do not compare them.
  • I do not use a metro headline to describe your street. On 9/15/26 the Phoenix metro index read like a buyer’s market while Chandler, Mesa, and Scottsdale read as seller’s markets. The city is the smallest unit I quote, and the last three closings on your street are what actually set your price.
  • I do not describe who lives in a neighborhood, schools, or safety. Fair Housing law applies to this site and I take it seriously.

How often it updates

City pages refresh monthly. The dateline on each page tells you the data date. If a page says 9/15/26, that is the snapshot it rests on. I keep the previous month’s wording in my files so you can ask what changed.

If you want the number for your house

None of this replaces a valuation of your specific home. For that I pull the last three closings that match yours on size, condition, lot, and age, adjust for the differences, and send you a written range within one business day. Request it here, or call or text (602) 610-3172.
