Chandler housing market, September 2026
Cromford Report / ARMLS, data 9/15/26, analysis mine. Updated monthly. What this means if you’re selling in Chandler
On 9/15/26 the Cromford index for Chandler read 132.8, which Cromford classes as a seller’s market. On your street that means a priced-right home draws attention quickly and closes near asking. Sellers who close in Chandler get about 98 cents on every dollar they ask (97.81%, 9/15/26), and the typical home sells in about seven weeks.
Here is what I want you to understand about that edge. It comes from scarcity, not from a rush of buyers. Chandler has fewer single-family homes for sale than a year ago, and buyer demand is actually a touch lower than it was. Scarcity is a real advantage, but it is a borrowed one. Fall listings are arriving across the Valley, and every new listing on your street shares your buyers.
So use the edge while it is there. Price to the last three closings, not to what the neighbor is asking, and you sell in the first group. Price above the closings and you are betting that no one else lists before you cut.
What this means if you’re buying in Chandler
Chandler is the tightest of the six cities I cover, with 489 single-family homes for sale on 9/15/26 and about three months of supply. Fewer choices means the good ones do not wait. The typical home sells in about 50 days, and the priced-right ones go well before that. Be prepared to write the same day on a home you like.
On price, do not expect a discount on a fairly priced home. Sellers who close are getting about 98 cents on the dollar, and in a city with this little supply a lowball usually just loses the house to the next buyer.
Your room is on the homes past the 50-day mark. Chandler sellers are asking about 3% more per square foot than buyers are paying on the median, and the homes that have sat are the ones priced into that gap. Those sellers have had time to learn the market.
Watch next month: Whether Chandler’s homes-for-sale count starts climbing this fall; its edge rests on scarcity, and on 9/15/26 the index was already easing (132.8, down from 134.5 two days earlier).
