Gilbert housing market, September 2026
Cromford Report / ARMLS, data 9/15/26, analysis mine. Updated monthly. What this means if you’re selling in Gilbert
Gilbert has shifted from a year ago, and I want you to hear it straight. On 9/15/26 the Cromford index for Gilbert read 107.4, which Cromford classes as balanced. On 9/15/25 it read 112.7, a seller’s market. On your street that means you no longer get to name a price and wait. There are more single-family homes for sale than a year ago, and the typical home now takes about two months to sell instead of seven and a half weeks.
Here is the part that should reassure you. Sellers who close in Gilbert are still getting about 97 cents on every dollar they ask (97.29%, 9/15/26). Prices have barely moved. What changed is competition. The homes that sell in the first two weeks are the ones priced to the last three closings on their street, not to the neighbor’s asking price. List at what homes like yours actually closed for and you are in the fast group. List above it and you join the 65-day group, and usually cut anyway.
What this means if you’re buying in Gilbert
If you are buying in Gilbert, you have more to choose from than a year ago and more time to decide. There were 731 single-family homes for sale on 9/15/26, up from about 640 a year earlier. The typical home takes about two months to sell now, so you are less likely to lose a house because you slept on it.
Two cautions. First, the well-priced homes still go fast. The 65-day median includes the homes that started too high; the ones priced at the closing number are gone well before that. Second, do not expect a big discount on a home that is priced right. Sellers who close are getting about 97 cents on the dollar, and a clean offer near asking on a fairly priced home beats a lowball that loses it.
Your negotiating room is on the homes that have passed the 65-day mark. Ask how long it has been listed and what has changed. That seller has already learned what the market will pay.
Watch next month: Whether Gilbert’s homes-for-sale count keeps rising this fall; it was 731 on 9/15/26, and if it keeps growing while sales hold at about 237 a month, time to sell stretches further.
