Selling a rental portfolio in the East Valley
Sell a rental portfolio as a package when one buyer will pay for the convenience, and one at a time when individual houses are worth more to owner-occupants than the group is worth to an investor. Either way, the Arizona paperwork runs property by property, so every home needs its own disclosures, its own lease file and its own closing plan.

Selling five rentals is not selling one rental five times, and it is not one big sale either. It’s somewhere in between, and the decisions you make before listing, which houses go together, which go alone, and in what order, matter more than the price you put on the group. Here’s how to think it through.
Package or one at a time
A package sale means one buyer takes several properties, usually on coordinated closings. The upside is one negotiation, one set of inspections scheduled together, and tenants who stay put. The downside is that portfolio buyers price the group on the weakest numbers in it: the vacant unit, the below-market lease, the oldest roof.
Selling one at a time lets each house find its best buyer. A home with a lease ending soon may be worth more to an owner-occupant than to any investor, while a home with a long lease at a solid rent belongs in front of investors. The cost is time, more showings, and more tenant disruption.
The answer is often a split. The practical test:
- List every property with its lease end date, current rent, deposit held and known big-ticket items.
- Mark which ones could be delivered vacant on a reasonable date under the lease.
- Price those as individual sales and the rest as a group.
- Compare the two totals after carrying costs and time, not before.
Tenants and leases come with each house
The standard Arizona lease doesn’t end because the owner sells; at the end of its term it rolls month to month unless someone gives written notice, and a month-to-month tenancy takes thirty days’ notice before the next rent date to end. So your delivery options for each house are set by its lease, not by your listing date.
When the buyer is an investor, the Residential Income Property Addendum does the transfer. Within five days of acceptance, unless another number is written in, you deliver the rent roll, the deposit list, copies of the leases, applications, move-in forms, crime-free addenda and service contracts, the most recent rental or transaction privilege tax bill, and other reports you hold. Collected rents prorate to closing, and deposits are credited to the buyer or paid to the buyer by checkbox. Any management agreement you have on that property terminates at closing.
If a property manager runs the portfolio, tell them early. The AAR property management agreement has the owner notify the broker immediately of a decision to sell, and it governs how deposits and records get handed back when the agreement ends.
Showings with tenants in several homes
Every house is its own access problem. The lease requires two days’ written notice for entry at reasonable times, and access may not be used to harass. Across five homes that is a lot of notices, so batch them: one inspection day per property, one appraisal visit, one walkthrough. Tell each tenant the plan before the sign goes up, because cooperation is the difference between a portfolio that closes on schedule and one that closes a house at a time.
Disclosure runs per property
There is no portfolio disclosure form. Each property carries its own:
- The seller’s property disclosure statement, due three days after acceptance under the resale contract, which asks whether the home is rented, when the lease expires, who holds deposits and prepaid rent, and whether you know of rental-length regulations.
- The five-year insurance claims history, due five days after acceptance.
- Lead-based paint disclosure for any home built before 1978.
- Under the income addendum, a second disclosure statement within five days, covering easements, code and ADA compliance, service contracts and environmental items.
The disclosure advisory attached to the seller’s statement says it plainly: when in doubt, disclose, and the duty exists even when nobody asks. On a portfolio the risk is copying one house’s answers onto another. Fill out each one for its own roof, its own water heater and its own tenant history.
One more flag. The seller disclosure statement carries a notice that selling six or more parcels can trigger Arizona’s subdivision public report requirements. If your portfolio is six or more lots, confirm with your attorney before you structure the sale.
What portfolio buyers underwrite
Investors buying several homes run the same checks as on one home, just faster and with less patience for gaps:
- Rent roll against leases, line by line, for every door.
- Deposits on the roll against deposits you actually hold.
- Lease expirations, and how many land in the same month.
- Ages of roofs, air conditioning and water heaters, from your disclosure answers.
- Property taxes and HOA dues per property.
- Insurance claims history per property.
- Any HOA rules on rental length or leasing.
Buyers who find one bad file assume the others look the same. A clean, organized package is worth real money in negotiation. The income addendum covers one to four units. Above that it doesn’t apply, and the AAR commercial contract, if used, has a thirty-day default due diligence period and a checkbox for tenant estoppel certificates.
Timing the closings
The resale contract treats each purchase on its own terms: its own inspection period, ten days by default, its own appraisal, its own close of escrow when the deed records. If you want the sales tied together, all or none, that is custom language for your attorney, not a standard checkbox. Stagger the closings when some leases end later, so a house you could sell vacant isn’t dragged into an investor price.
The market supports pricing houses to their closings. Homes that sell are getting close to full price: 14 of the 18 largest Valley cities show sale-to-list at 97% or better (Cromford Report / ARMLS, data 9/15/26, analysis mine). But supply is growing in places. In Gilbert, single-family homes for sale rose from 640 to 731 over the year (Cromford Report / ARMLS, data 9/15/26, analysis mine), which means a group of Gilbert rentals listed together competes with more houses than it would have a year ago.
The exchange question
If any of the sale proceeds are headed into a 1031 exchange, that decision comes before the listing, not after the offers. The AAR additional clause addendum has an exchange clause: the party doing the exchange bears its costs, and the other side cooperates as long as it costs them nothing and doesn’t delay closing. Several closings means several recording dates, and each one matters to your exchange clock. Read the 1031 timing guide, then confirm every date with your CPA and qualified intermediary.
What I do for you here
I’m an Associate Broker with Keller Williams Integrity First Realty, based in Gilbert, a former brokerage owner and Designated Broker with more than 500 transactions closed and investor portfolio work behind me. On a portfolio sale I build the property-by-property lease and deposit file first, split the group into package and individual sales, and sequence the closings around the leases. Taxes, entity questions and exchange structure belong to your CPA and attorney; the Arizona contract says brokers don’t give tax or legal advice.
Send me the addresses and lease end dates and I’ll lay out the package-versus-individual comparison. Text or call (602) 610-3172, or email ryan@ryanharju.com.
Questions people ask
Can I sell rentals with tenants in them as a package?
Yes. Each property transfers with its lease under the income property addendum: the rent roll, leases and deposit list are delivered within five days of acceptance unless another number is written in, rents prorate to closing, and deposits are credited or paid to the buyer by checkbox. Whether several purchases should be tied together so they all close or none do is custom language for your attorney.
Do I need a separate disclosure statement for each rental?
Yes. The seller’s property disclosure statement is about one property, and it asks property-specific questions like roof age, lease expiration and who holds the deposits. The resale contract sets delivery at three days after acceptance for each sale, and the five-year insurance claims history at five days.
What happens to my property manager when I sell the portfolio?
Under the income property addendum, any management agreement between you and the manager on that property terminates at closing, and the buyer acknowledges it. The AAR property management agreement also has the owner notify the broker immediately of a decision to sell, so tell your manager before you list. How your specific agreement handles a sale is written in that agreement.
Can I do a 1031 exchange when I sell several rentals?
The AAR additional clause addendum lets either side state it intends an exchange; the requesting party bears the costs, and the other side cooperates if it costs them nothing and doesn’t delay closing. Whether your sales qualify, and how several closing dates affect your deadlines, is for your CPA and qualified intermediary.
Does selling six or more properties change anything?
It can. The seller’s disclosure statement carries a notice that six or more parcels being sold can trigger Arizona’s subdivision public report requirements. How that applies to scattered rental homes is a legal question, so confirm with your attorney before you market the group.
