I follow the Cromford Report, which tracks real-time housing data across Greater Phoenix.

Their latest Market Index just came out, and it shows something important: momentum improved across most of the Valley.

Seventeen out of eighteen cities moved higher last month — and in many of them, the move was meaningful.

That doesn’t mean the market suddenly took off — it means supply tightened faster than normal for December, and demand picked up a little momentum.

But here’s the key

Not every city moved the same way.

Some areas strengthened quickly. Others barely moved. And a few cooled slightly after strong runs.

So this isn’t a blanket seller’s market — it’s a selective one.

The real takeaway

Right now, the people who do best aren’t reacting to headlines — they’re paying attention to where momentum is actually building.

That’s the real takeaway from today’s data.
