Today’s takeaway from the Cromford data

Here’s what matters — and how I’m thinking about it. I follow the Cromford Report, which tracks real-time housing data across the Greater Phoenix market. And today’s numbers tell an important story:

The gap between markets is widening — averages are hiding what’s really happening.

Some cities are seeing sales activity up more than twenty percent year over year. Others are down sharply. That tells us Arizona isn’t moving as one market anymore — it’s moving as a collection of very different micro-markets.

What “micro-market” really means

  • Location matters more: one city can be hot while another cools at the same time.
  • Price point matters more: demand can be strong in one range and weak in another.
  • Buyer profile matters more: different neighborhoods attract different buyers with different decision math.

Why local strategy wins

When people talk about “the market,” they’re usually talking about an average — and averages can be misleading. What works in one city can completely miss in another.

This is why strategy has to be local — and that’s what I’m paying attention to right now.
