I follow the Cromford Report, which tracks real-time housing data across Greater Phoenix.

Their latest Market Index just came out, and it shows something important.

Momentum improved across most of the Valley.

Seventeen out of eighteen cities moved higher last month, and in many of them, the move was meaningful.

That doesn’t mean the market suddenly took off — it means supply tightened faster than normal for December, and demand picked up a little momentum.

But here’s the key

Not every city moved the same way.

Some areas strengthened quickly. Others barely moved. And a few cooled slightly after strong runs.

So this isn’t a blanket seller’s market — it’s a selective one.

The real takeaway

Right now, the people who do best aren’t reacting to headlines — they’re paying attention to where momentum is actually building.

That’s the real takeaway from today’s data.
